Our process to secure your rental property before you arrive in Australia is designed to remove the complexity from your move. We manage each stage on your behalf so you can step off the plane and move straight into your new home — without the cost and disruption of temporary accommodation.

Step 1 – Discovery call

We begin with a Discovery Call to understand your plans and what you’re looking for in your new home. This includes your budget, lifestyle preferences, commute, access to transport and amenities, school catchment requirements, and any specific needs.

From there, we provide recommendations on suitable suburbs we think will suit you, outline what’s realistically available within your budget, and help you define your must-haves versus areas where flexibility may be required.

Step 2 – Shortlist of suitable properties

We then curate a shortlist of properties aligned with your requirements. Each property is assessed not just on the listing, but on its broader context — including transport access, school catchments, local amenities, and overall suitability. This ensures we are only viewing properties that genuinely meet your criteria, rather than sorting through unsuitable options.

Step 3 – Inspections & Virtual Tours

We attend inspections on your behalf (up to eight properties), providing detailed photos, videos, measurements, and honest feedback that goes beyond what is shown in the listing.

This includes insights into factors such as noise, traffic, surrounding properties, and overall feel — giving you a clear and accurate understanding of each property before making a decision.

Step 4 – Apply & Mediate 

Once you’ve selected the properties you’d like to proceed with, we prepare and submit your applications on your behalf.

This includes compiling all required documentation, structuring your application correctly, and preparing a strong cover letter to position you as a competitive applicant. We also liaise directly with agents throughout the process, leveraging our relationships and understanding of how applications are assessed to give you the best possible chance of approval.

Step 5 – Secure Your Home 

Once your application is approved, we guide you through the final stages, including reviewing your lease, assisting with the bond process, and ensuring you understand your obligations. We also coordinate the property handover, assist with the Entry Condition Report, and arrange utility connections so everything is set up for your arrival.
